    What is a DSCR Loan?

    A DSCR (Debt Service Coverage Ratio) loan is a type of mortgage designed for real estate investors that qualifies borrowers based on rental property income rather than personal income. Unlike traditional mortgages that require W-2s, tax returns, and employment verification, DSCR loans focus on whether the property generates enough rental income to cover its debt obligations.

    How DSCR is Calculated

    DSCR = Annual Rental Income ÷ Annual Debt Obligations

    (mortgage payment, taxes, insurance, HOA fees)

    A DSCR of 1.0 means the property breaks even. Most lenders require a minimum DSCR of 1.0-1.25 to qualify.
